We partnered with Valeo Capital and Quartz Project Management to transform a tired retail facility, formerly known as The Parade, into 95,000 sq ft of Grade A office space in Leamington Spa. Our client was looking to capitalise on the town’s shortage of quality office spaces by introducing a modern, well-connected office and studio facility, rebranded Bedford Street Studios.
This ambitious project encompassed a comprehensive strip-out operation, meticulously removing layers of previous retail fit outs, while also addressing the critical task of asbestos removal. The property was converted to commercial office space under Change of Use to Offices planning, necessitating structural changes including the relocation of the core within the floorplate.
The building’s envelope underwent a substantial refurbishment, encompassing the façade and roof, alongside the installation of new building services and elevators. We delivered a full Cat A fit out across the floors and the transformed of common spaces, such as staircase lobbies, toilets, and the reception area.
The accelerated program facilitated by design and build paved the way for a practical, solution-driven approach to multifaceted challenges. The swift delivery allowed the tenant to assume occupancy even before completion, with phased works enabling early tenancy. Our cost-effective solution, coupled with our absorption of many project risks, streamlined the journey for our clients and helped them to achieve their vision for Bedford Street Studios.
