Consult and design
Our team transformed Twenty Baltic from 18,300 sq ft of dated and dysfunctional space to a 19,500 sq ft exceptionally refined Cat A refurbishment. With plans to market Twenty Baltic as a high-quality modern workspace, the landlord asked us to reinvent the appeal and identity of the building, whilst also optimising and improving the utilisation of space.
Manage and build
Development of the building was undertaken after pre-planning consultations with Islington Council to ensure the guidelines of their Environmental and Inclusive Design were followed. The building is situated in the St Luke’s Conservation Area and we ensured we considered the existing buildings, streetscape and heritage assets of the area during the construction of this project. We initially demolished the mansards on the upper floors, stripped back the building to shell and core and extended it to create larger floor plates and a feature terrace on the 4th floor.

Twenty Baltic’s identity has been transformed and enhanced.
We completed a full Cat A fit out across 6 floors, including full height, glass-fronted facades on the ground floor, new heating, ventilation and air conditioning systems, fully accessible raised floors, WC and shower facilities, bicycle racks, repair station and lockers, exposed linear light fittings with central pendants to an exposed ceiling, a new passenger lift and a substantial feature reception. We designed bright and spacious office floors with contemporary LED lighting, exposed brick work and efficient mechanical installations that contribute to create an appealing and dynamic workspace.
