Oktra has delivered a full in-situ refurbishment at Wingate House for developers BC Partners and Seaforth Land. The 76,313 sq ft landmark building on Shaftesbury Avenue offers 25,424 sq ft of office space across 7 floors in the heart of Soho. Oktra’s design approach has helped secure a WiredScore Gold certification at Wingate House.
WiredScore is an international digital connectivity rating scheme which promotes the best-in-class digitally connected buildings. The certification is rated against the quality, speed and resilience of the connectivity in the property which assesses criteria like mobile and Wi-Fi connectivity. There are 4 levels of certification and The Wingate has achieved Gold which is one of the highest certifications. This accreditation demonstrates to building owners and landlords to promote the digital infrastructure of the building and reassure tenants of access to good connectivity.
Wingate House, or The Wingate, is an existing office building which was built in 1958 by Sir John Burnet, Tait and Partners. At the time of construction, it was held up as an exemplary office and leisure building in the middle of London’s bustling entertainment district.
The Wingate is one of the tallest buildings in Soho, so there was an opportunity to maximise the expansive views across London. Oktra added and repurposed terraces on four of the floors which provides 5,447 sq ft of outdoor space to the building, allowing tenants to connect with the surrounding area.
Dominic Dugan, Creative Director at Oktra, commented: “We’ve improved the amenities to create Grade A office space that will attract some of the best businesses. By maximising the arrival experience, we have helped put this iconic building back on the map.
“This is a premium workspace that offers tenants a supportive working environment. The building is in the process of getting a BREEAM Excellent rating, which will assist tenants in achieving their own sustainability objectives.”
Oktra has delivered a full Cat A refurbishment over nine floors to transform this property into prime Grade A office space in Soho. The Cat A refurbishment included wholesale M&E replacement, enhanced toilet and shower facilities, new lifts, four new terraces, new windows and a new reception foyer to amplify the building’s visual identity.
