A Hong Kong based client approached us to refurbish their building at 83-85 Mansell Street to help differentiate their commercial asset. The previous fit out had become outdated and the client needed to meet the expectations of the modern business in order to attract tenants. We worked closely with the client’s project manager to deliver a refurbishment of the existing facilities and Cat A office spaces and breath a new lease of life into the building.
During the design process, our team observed the surrounding buildings and people in the area to develop a scheme that would engage at the street level and enhance the original architecture which was applauded for its innovative design in the nineties. The new design enhances the existing glass façade entrance and a simple monochrome colour palette is used throughout to modernise the spaces and reflect the existing structure. The facilities have been updated and bicycle storage has been introduced to accommodate a more sustainable way of commuting that many workers have adopted in recent times. New lift facilities have also been added to create a more accessible workplace, alongside lift lobby signage and a tenant board to aid wayfinding. 70% of materials and finishes our designers selected boast sustainable credentials and have helped us to reduce the carbon footprint of this project.
The property owner was keen to provide a workspace for future tenants that will support their employees’ wellbeing. With this in mind, we increased the ceiling height on the Cat A floors to allow more daylight to enter the space, as well as introducing biophilic elements such as hanging Babylon plants. The result is a bright and inviting work environment that will enhance the employee experience. This refurbishment has increased the market value of the office spaces and will help our client to attract their target tenants in the current market.
