Ocean House’s previous tenant had occupied the entire building for ten years, and the office spaces were in great need of an upgrade and a fresh, modern look. The landlord took the opportunity to refurbish the entire building with the aim of attracting their target tenants and reducing the void period. The comprehensive refurbishment spanned all five floors and an update of the façade.
We worked closely with our client’s property agents, Dron & Wright, to understand the type of space they were letting and the target audience. Whereas the entire building had been occupied by one business previously, our client decided to build in more flexibility to meet the predicted current and future workplace needs. We delivered Cat A fit outs on the ground, first, second and fourth floors, with an enhanced Cat A+ fit out on the third floor. This latter ‘plug and play’ office space will not only act as a showroom to potential tenants, but is also ready for immediate occupation, saving an incoming tenant substantial upfront costs of their Cat B fit out and making it the perfect fit for a small business.
Ocean House is prominently located on the main Riverside Walk overlooking the River Thames between London Bridge and Southwark Bridge and receives a lot of foot traffic. Therefore, we wanted to enhance the main front entrance and reception area to provide a far greater impact on passers-by and to give the building greater presence on the street. We used matt slate tiles and Corten steel to contrast and come together to lend an industrial look fitting for the history of the area. Illuminated signage announces the property to the street and will provide visibility at night.
The building lent itself to a boutique-style design thanks to its small footprint. We worked with our client to incorporate their personal art collection and soft furniture in the reception, resulting in a warm and inviting space. The riverside property has fantastic views across the river, and with each floor capable of accommodating a business of up to 20 people, all workstations will receive excellent natural light.
New bespoke finishes bring the building in line with contemporary office tastes. We transformed the external appearance of the building by respraying all the external windows and cladding in a modern dark grey, in-keeping with the area. Internally we installed new flooring, ceilings, high efficiency LED lighting, new w/c’s and showers, together with a newly designed modern reception area to welcome tenants as they enter the building.
