  • Visualising the building’s potential

We delivered a Cat A+ fit out on King William Street to help our client attract new tenants and increase the value of their asset. Having identified that the existing space lacked a recognisable identity and didn’t leave a memorable impression, our client asked us to refresh the interiors and create a contemporary workspace that would help occupiers to visualise the potential of the building.

  • Inspired by period architecture

Our design is inspired by the architecture of the Victorian building and surrounding area. We introduced arches in the main walkway that reflect the original arched windows, while geometric patterned flooring references the base build and adds a modern twist to this classic space. The design concepts aim to highlight the beauty of the existing building by utilising a light and neutral colour palette and enabling light to bounce across the floor plate. The simple design also allows prospective tenants to add their own branding and identity to the space.

  • Optimising office space

The existing Cat A ceiling was positioned at a low height and contributed to a dark and unappealing space. While the reengineering of a ceiling on a second floor posed a challenge, it simultaneously presented an opportunity for enhancement. By partially exposing the ceiling to create a central feature spine, we were able to enhance natural light levels and create a greater sense of space. The spine follows the existing building architecture and creates a central hub with a variety of collaboration areas. Groups will naturally intersect in this space that promotes interaction between the front-of-house and back-of-house areas.

  • With high-quality office space, improved communal areas, and a recognisable identity, our client’s asset has been brought up to modern standards and is primed to attract a range of tenants looking for a classic workspace that they can make their own.
