CBRE Investment Management appointed us to deliver a Cat A+ fit out on the fourth floor of the Brick Works, given our previous experience in the building. This Built to Lease solution meets the demand of a market with an appetite for agility and flexible lease options by providing a fully fitted workspace designed around a hybrid working model. We analysed similar workspace offerings in the area and developed a design that could stand out in the Reading market.
Given 70% of employees want flexible work options to continue once they return to the office, we shaped the design around the needs of hybrid workers in order to appeal to the majority of tenants. A blend of focus, collaborative, and social spaces characterise this hybrid workplace, with a choice of collaboration tables, formal meeting rooms, touchdown benches, and relaxed communal areas that create opportunities for social interaction and meetings on-the-go.
The bold graphic wrapping the walls injects colour into the space and is intended to make a memorable first impression on potential tenants viewing the space. To strengthen the visual impact of the design, we installed feature lighting, subway-style tiles, and colourful furniture in the bespoke kitchen and breakout space. The natural hues and materials add to a modern and refreshing aesthetic that will appeal to many businesses looking for a ‘plug and play’ workspace they can customise after moving in.
