  • Increasing asset value

    We worked with the building owner to increase the value of their asset at 33-37 University Street. The vacant property had become dilapidated, and given the prominent Fitzrovia location, the asset manager saw its potential as a serviced office facility. By collaborating with an external architect for alternate specifications, we were able to improve on the timeframe initially proposed and meet our client’s budget while maintaining a high-quality build and the aesthetic specified in the planning permission.

  • Marrying old and new design

    We delivered an extensive Cat A refurbishment including sprinkler systems, light safety and security systems, mechanical and electrical Services (M&E), and a restoration of the original timber parquet flooring and fenestration. The Cat B fit out includes a meeting suite with AV conferencing technology, breakout furniture, a phone booth, and a retro-inspired teapoint.

  • Openness and modernity

    The Art Deco building is characterised by Crittall-style windows and white stucco façade that gives way to six storeys of residential apartments above. Our design is sympathetic to the period features; a clean and simple space complimented by biophilia and minimalist finishes. The reception is designed to be welcoming and approachable whilst leveraging the concepts of the space: openness and modernity.

  • Providing occupier flexibility

    The self-contained unit is built to be flexible; the fully fitted space is occupier-ready and can be used by one or more tenants, with multiple street entrances providing exclusivity. With office requirements evolving, many businesses are looking for a property that can offer them lease flexibility should they need to expand or reduce at short notice. This easily lettable serviced office taps into this market demand, and also provides end-of-trip facilities in the form of new showers and bike racks – a strong selling point for businesses taking an office space in Central London.
