    Akoya’s vision is to repurpose buildings in emerging London neighbourhoods and design vibrant, premium office spaces that attract tenants in the creative industries. Akoya looked to our Built to Lease solution to transform an unoccupied and dated office in Knollys and Stephenson House into a high-end, contemporary ‘plug and play’ workspace for young talent and entrepreneurs. We delivered a 6,400 sq ft Cat A fit out and 2,700 sq ft Cat B fit out on one office floor which acts as a test suite to help prospective tenants imagine the potential of the building.

  • Modern tenant expectations

    The new scheme is designed to meet modern tenant demands and deliver a sustainable, occupier-ready workspace that prioritises employee wellbeing. The open plan workspace offers both work and social areas such an informal seating area, touchdown workstations and individual work booths including ‘The Garden Room’. This glass-walled phone booth is decorated with hanging plants, making it a central feature of the space that utilises biophilia to boost productivity.

  • Fostering a creative community

    Akoya is committed to developing and managing properties which foster healthy lifestyles and wanted this workplace to promote a work-life balance and focus on building community. The layout compromises on desk stations in order to accommodate a larger breakout area, which is equipped with bespoke-built bleacher seating. This agile furniture solution enabled us to create a multi-functional social space that acts as a townhall meeting area and eating environment, using the space to its full potential.

  • Urban and natural design

    Since the space is situated within a high-rise building in a built-up area, we aimed to promote natural elements throughout the office design. Large windows welcome in natural light, whilst natural oak finishes and biophilia are juxtaposed with the exposed mechanical work and industrial design features. Bold, vibrant finishes bring the space to life, yet the adaptable colour palette will appeal to a variety of businesses.

  • The result is a welcoming, people-centric workspace that has breathed new life into the building and will be a hub for tenants looking for stylish, flexible office space in an up-and-coming area of London. This workplace asset embodies Akoya’s values of making a positive impact on people and place, while supporting their commercial objectives by maximising the rentability of the building.
